Building Essentials, I need your top 10 Tips

A feeling of being more in charge of my design style is helping me come to terms with the style appropriate and personal decor ideas I am having for our new home. 
I think I have decided to name my style Modern Industrial Chinoiserie, its in that order with the 60 30 10 rule of how the styling will be put together.
We have signed the paperwork, the block will be ours very soon and the building designer appt has been booked for next week.
This is where I am turning it over to you. What are your top tips for our first visit to the building designer.
These are mine and if you can add anything please do, really please comment and give me some suggestions. 
1. Single story or double
Single.
2. Amount of bedrooms
I am choosing 3
3. Important spaces to us
The Kitchen /Dining 


4. Pool
Yes
5. How we live in our home (we don’t travel we entertain)  
Huge Dining Table doubling as our Alfresco also.
6. How long we plan on living there (ages of our children)
Until they are at least early teens so Activity space.


7. Types of materials 
Timber, steel, concrete
8. Eco preferences
Solar and rain water
9. Budget
Secret, you didn’t really think i was going to tell you that did you.
10. Outdoor spaces
Its all about the kids and entertaining
I previously mentioned the amount of homes we have had and after re counting we have had 10 homes and 3 builds
this home will be lucky number 11 and our 4th build.
Can I just say it doesn’t matter how many builds you have under your belt the goal posts change each time. Please let me know any other essential considerations I should have thought through for our initial meeting.

    I love that you have such a clear vision of what you want your house to do for you, K. I guess my other key consideration would be what you want to be able to do yourself VS have the builder do, but I may be a step ahead of myself. Having said that, the Building Designer may wish to have that in the back of her/his mind when drawing up the plans.

    1. Thanks M, I think its clear but my visions can blur sometimes and budget will determine how visionary I am. ;-)

  3. I think trying to keep rooms flexible in purpose is always a good idea for a new build and for resale. A fourth bedroom that could be used as a study / sewing room / media den / library for example. Have you got a good idea of room sizes too? When visiting display or friend’s homes make a note of the room sizes you think are perfect for the designer as this can be very arbitary. My idea of a large dinning room make be tiny to you. Exciting times ahead! x KL
